Culture, History, and Business

San José was founded in 1736 and became the capital of Costa Rica in 1823, shortly after the country gained its independence from Spain in 1821. Its economy during this time was fueled by the tobacco and coffee industries, which were among the most important sectors in Costa Rica as a whole. Its early businessmen helped build some of San José’s first neighborhoods and historic buildings, many of which survive to this day and give the city its unique charm.

Today, San José has one of the most stable economies in Central America and the highest quality of life in the region. The country has established Free Trade Zones in the city that allow companies from overseas—especially the United States—to establish branches in Costa Rica at low costs and with fewer regulations. San José has a service-oriented economy, with pharmaceuticals, tourism, finance and software being the most important sectors.

San José’s real estate appeal derives almost entirely from the fact that it is the capital of one of the greatest tourist destinations in the Western Hemisphere. Costa Rica attracts more tourists than any other country in Central America, primarily thanks to its spectacular beaches and wildlife. Its low cost of living combined with high quality of life has made it a popular expat destination for Americans, especially retirees. Almost all visitors coming to Costa Rica enter through San José.

Rental incomes in San José are very high thanks to the region’s large tourist numbers. Furthermore, Costa Rica’s tropical climate means that the tourist season lasts all year, with sun and warmth standard even during the rainy months. Favorable taxes and regulations for foreign investors mean that overseas investors can easily enter the San José real estate market. Short-term rental properties, such as Airbnbs, have by far the most potential in the city and can also serve as investors’ own vacation homes.
