Located in Northern Virginia on the banks of the Potomac River, Arlington is a thriving city situated next to Washington, DC. It is the second-largest city in the Washington area after Washington itself. Most famous internationally as being home to Arlington National Cemetery and the Pentagon, Arlington also boasts one of the strongest economies of any city in the United States. That fact was underscored recently when the city was chosen as the site of Amazon’s second headquarters, bringing tens of thousands of high-paying jobs with it.

Culture, History, and Business

During the Colonial Era and well into the 19th century, most of what is now Arlington County consisted of rural areas and plantations. The most famous of these plantations belonged to Confederate General Robert E. Lee, which was taken over by the Union Army during the Civil War and turned into what is today Arlington National Cemetery. While Arlington County was originally a part of the District of Columbia, it voted to return to Virginia in 1846. While Virginia voted to secede from the United States in the Civil War, most of what is today Arlington County was pro-Union and Union forces controlled the area for most of the war. In the 20th century, Arlington grew considerably, aided by the arrival of highways and as a result of Washington, DC’s population spilling over into Virginia.

Arlington’s economy is closely linked to Washington, DC. The biggest employer in the city is the federal government—the Department of Defense in particular—which has made the Arlington economy one of the most recession-proof in the entire country. It is also a thriving technology hub and the arrival of Amazon’s second headquarters is likely to lead to a massive influx of high-paying tech jobs.

The impact of Amazon’s new headquarters can also not be overstated. It is leading to a massive increase in home prices, as more people making six-figure salaries move into the city. Already, Arlington County has the fifth-highest income of any county in the United States.

Alongside taking advantage of appreciating home sales, investors will also find good opportunities for short-term rentals. Arlington is the most visited city in Virginia and is home to two major attractions, the Arlington National Cemetery and the Pentagon. As a result, many tourists visit the city every year, making it a good place for rentals that appeal to this lucrative demographic.
